The Bluff is a long dune ridge south of the harbour, made of the same ancient Berea sands as the ridge across the bay. Under it lies Karoo rock or Dwyka tillite. On the seaward side near Brighton Beach and Ansteys Beach, younger dune sand and a shallow water table make wellpoints realistic on many stands.
Residential streets run along the ridge, with Fynnlands on the harbour side and Wentworth on the inland margin near the refinery. Parts of the ridge still carry coastal forest, including the Bluff Nature Reserve. Salt air is constant, which affects every metal fitting on a borehole.
What Is Under Bluff
| Formation | Where it sits | What it means for drilling |
|---|---|---|
| Berea Formation red sand | The crest and inland slopes of the Bluff ridge | Thick, soft and clay-rich, needing full casing. Water is usually at the base of the sand or deeper in the rock. |
| Younger coastal dune sand | The seaward side near Brighton Beach, Ansteys Beach and Treasure Beach | Loose, permeable sand with a shallow water table. Wellpoint country, but saline intrusion limits how hard it can be pumped. |
| Karoo rock and Dwyka tillite | Under the sand along the ridge and toward Wentworth | Fractured rock targeted by deeper boreholes. Yields vary, and water near the industrial margin needs broader testing. |

- The seaward side often suits a wellpoint, while the crest and harbour side usually need a cased borehole.
- Sea water is never far away, so pumping rates are kept modest and conductivity is checked regularly.
- Near Wentworth and the refinery, a full laboratory analysis, including hydrocarbons where relevant, comes before any household use.

What to Watch For Here
Industrial history on the inland margin changes the test list. The Wentworth side of the Bluff borders a long-standing refinery and industrial land. Groundwater there may carry hydrocarbons or other contaminants. Before using borehole water for anything beyond irrigation, a laboratory analysis that includes hydrocarbons and metals is the sensible first step. On the seaward side, salinity is the more likely concern.
Coastal forest and dunes are protected ground. Some properties back onto indigenous coastal forest or dune vegetation that is protected. A rig cannot clear its own path through it, and work near the Bluff Nature Reserve needs particular care. Plan access through existing driveways and lawns, keep spoil and drilling water well off the vegetation, and agree the route before the rig arrives.
What the Water Is Used For
- Watering sandy coastal gardens along Marine Drive and the seaward streets
- Rinsing salt spray off cars, boats and outdoor fittings
- Topping up pools at homes near Brighton Beach
- Standby supply for toilets and laundry during eThekwini interruptions
- Irrigating lawns and hedges that struggle in the salt-laden onshore wind
Wellpoint or Borehole?
Often, on the seaward side. Near Brighton Beach, Ansteys Beach and Treasure Beach the dune sand is clean and the water table is frequently within suction range, so a wellpoint suits garden watering well. Pump gently, because the sea is close, and test for salinity and iron. On the crest and toward Fynnlands and Wentworth, a cased borehole is more likely.
Approval and Abstraction
Bluff falls under eThekwini Metropolitan Municipality. Municipal requirements differ across KwaZulu-Natal. eThekwini is reported to require a borehole to be registered with the municipality once drilling is complete, and its Water By-law prohibits any connection between a borehole system and the municipal supply unless backflow is prevented. Msunduzi, KwaDukuza and Umdoni set their own requirements, so confirm the current position with the municipality before the rig arrives. Separately, the National Water Act governs how much you may abstract: reasonable domestic use generally falls under Schedule 1, and in 2026 the Department of Water and Sanitation confirmed that households using borehole water for reasonable, non-commercial domestic purposes do not need to register nationally. Commercial, agricultural and larger abstraction may need registration or a water use authorisation, and draft national groundwater regulations published for comment in December 2025 may add obligations once finalised. Rules change, so confirm the current position before drilling.

Borehole Prices in This Area
Drilling is charged per metre, so depth drives the total. The ranges below are framed for local ground conditions and access.
| Item | Indicative range | What moves it locally |
|---|---|---|
| Drilling, per metre | R450 - R1,100 /m | The red sand cover drills quickly; the rock beneath it is slower. How far down that rock starts on your stand largely sets where the cost lands. |
| uPVC casing, installed, per metre | R400 - R700 /m | The red sand caves if left open, so it is cased right through. A thick sand cover means a long casing string. |
| Mobilisation and site establishment | R2,500 - R9,000 | Steep, terraced stands, retaining walls and narrow driveways on the ridge move this more than distance does. |
| Water survey | R5,000 - R12,000 | Targets structure rather than depth. Worth most where yield is fracture-dependent. |
| Yield testing | R3,500 - R15,000 | Establishes the sustainable rate that pump selection depends on. |
| Pump, supplied and installed | R15,000 - R45,000 | Greater depth means more head, which means a larger pump and heavier cable. |
| Storage and booster | R12,000 - R35,000 | Needed wherever peak demand exceeds the borehole's sustainable rate. |
| Typical complete project | R55,000 - R170,000+ | Everything above, excluding treatment, which depends entirely on the water analysis. |
These are indicative ranges, not a quotation. They are compiled from published South African supplier and contractor pricing to give you a starting point for budgeting. They are not our rate card, and no figure here is a commitment.
Treat them as a broad guide only. Published borehole pricing in South Africa varies enormously - 2026 guides quote per-metre drilling rates for KwaZulu-Natal ranging from about R320/m to R1,500/m, a spread of more than four to one - because depth, geology, access, specification, distance and fuel costs all move the number. Depth in particular is not known until the hole is finished. Figures generally exclude VAT unless noted, and change over time. Only an itemised written quote against your actual site means anything.
Bluff Borehole FAQs
Is a wellpoint or a borehole better on the Bluff?
On sandy stands near the beach, a wellpoint is often the cheaper and more practical choice for garden use. It taps shallow water in the dune sand without drilling into rock, and it can usually be installed in a day.
On the crest or the harbour side, the red sand is thicker and the water lies deeper, so a cased borehole is usually needed there.
Could groundwater near Wentworth be contaminated?
It is possible. The inland margin of the Bluff borders industrial and refinery land with a long history of activity. Groundwater there should be tested in a laboratory for hydrocarbons, metals and general chemistry before it is used for anything except basic irrigation.
The results decide whether treatment can make the water suitable for the house or whether it should stay garden-only. Retesting after a year shows whether the quality is stable or changing over time.
How do we stop salt corrosion on Bluff borehole equipment?
Choose stainless steel or plastic fittings at the wellhead, sealed enclosures for pump controllers and corrosion-rated mounts for any solar panels. Rinse exposed parts with fresh water regularly, especially after strong onshore winds. Pump cable joints should be heat-shrunk and sealed against moisture.
A well-sealed, raised headworks also keeps salt-laden rainwater from running down the outside of the casing into the hole. Annual servicing is worth booking this close to the sea.
Can drilling happen near the Bluff Nature Reserve?
Drilling on private property next to the reserve is usually possible, but protected coastal vegetation cannot be cleared to make room for a rig. Access must use existing paths, gates and driveways. Our crew walks the access route with you before the rig is booked.
Spoil and drilling water are contained in tanks or bunded areas, so nothing runs into the forest or the dune vegetation. The rig leaves the site as it found it, with the vegetation untouched.
