Borehole Drilling
Umhlanga

5-Star Reviewed
Home › Areas We Cover › Umhlanga

Umhlanga straddles two settings. Up on the Ridge the ground is typically the red Berea sand over Karoo rock, drilled and cased much like the rest of the coastal ridges. Down in the village near the beach, younger dune sand sits closer to the surface and the water table can be shallow, with the sea not far away.

The suburb is also highly built up. Umhlanga Ridge around Gateway is a dense commercial node of offices, apartments and retail, many of them run by body corporates or estate associations. The lower village is a mix of holiday flats, older houses and guesthouses on small, tightly bordered stands.

What Is Under Umhlanga

FormationWhere it sitsWhat it means for drilling
Berea Formation red sandThe Umhlanga Ridge, Prestondale, Herrwood Park and the high ground inland of the M4Thick, soft and clayey. It caves if left open, so it is cased right through, and slopes on the ridge need spoil and water kept under control.
Coastal dune sandThe lower village, the beachfront and ground near the uMhlanga LagoonLoose sand with a shallow water table in places. Good for wellpoints, but fine sand and collapse need proper screening, and pumping must be gentle near the sea.
Karoo rock (Ecca shale and sandstone, Dwyka tillite in places)Under the sand cover across the suburb, hedged because depth varies widelyWater held in fractures and bedding planes. This is the target for a deeper borehole on the Ridge where the sand alone does not deliver.

Let us know whether you are in the village or up on the Ridge and who manages the property, and we will send an Umhlanga quote that fits.

What That Means for Your Borehole

  • Two quite different jobs share one postcode: a deeper cased borehole on the Ridge and often a shallow wellpoint in the village.
  • Salinity is the limiting factor near the beach, so pumping rates are kept modest and the water is tested for conductivity and chloride.
  • Most Ridge properties are sectional title or estates, which means written body corporate or HOA consent before any rig arrives.

What to Watch For Here

Pumping hard near the beach can draw in seawater. Fresh groundwater in the dune sand floats on denser saline water. Overpump a wellpoint or shallow borehole in the lower village and brackish water can be pulled toward it, sometimes slowly enough that nobody notices until plants start to suffer. Matching the pump to a tested yield and checking conductivity every season keeps the source usable.

Commercial use on the Ridge may fall outside Schedule 1. Office parks, hotels and apartment blocks around Gateway can draw far more than a household. Once use is commercial or large, registration or a water use authorisation from the Department of Water and Sanitation may be needed. Building managers also have to plan around basements, parking structures and services before a rig can be placed.

What the Water Is Used For

  • Irrigating landscaped common areas in Umhlanga Ridge estates and complexes
  • Topping up pools at holiday flats and guesthouses in the village
  • Washing salt spray off paving, cars and outdoor furniture
  • Standby supply for apartment blocks during eThekwini water interruptions
  • Watering coastal gardens without leaning on the municipal supply

Wellpoint or Borehole?

Often, in the lower village. Close to the beach and the lagoon the dune sand is permeable and the water table is frequently within reach of a suction pump, so a wellpoint is a sensible, low-cost way to water a garden. Keep the draw modest, expect some iron, and test for salinity. Up on the Ridge the red sand is too clayey and deep, so drill.

Approval and Abstraction

Umhlanga falls under eThekwini Metropolitan Municipality. Municipal requirements differ across KwaZulu-Natal. eThekwini is reported to require a borehole to be registered with the municipality once drilling is complete, and its Water By-law prohibits any connection between a borehole system and the municipal supply unless backflow is prevented. Msunduzi, KwaDukuza and Umdoni set their own requirements, so confirm the current position with the municipality before the rig arrives. Separately, the National Water Act governs how much you may abstract: reasonable domestic use generally falls under Schedule 1, and in 2026 the Department of Water and Sanitation confirmed that households using borehole water for reasonable, non-commercial domestic purposes do not need to register nationally. Commercial, agricultural and larger abstraction may need registration or a water use authorisation, and draft national groundwater regulations published for comment in December 2025 may add obligations once finalised. Rules change, so confirm the current position before drilling.

Borehole Prices in This Area

Drilling is charged per metre, so depth drives the total. The ranges below are framed for local ground conditions and access.

ItemIndicative rangeWhat moves it locally
Drilling, per metreR450 - R1,100 /mThe red sand cover drills quickly; the rock beneath it is slower. How far down that rock starts on your stand largely sets where the cost lands.
uPVC casing, installed, per metreR400 - R700 /mThe red sand caves if left open, so it is cased right through. A thick sand cover means a long casing string.
Mobilisation and site establishmentR2,500 - R9,000Steep, terraced stands, retaining walls and narrow driveways on the ridge move this more than distance does.
Water surveyR5,000 - R12,000Targets structure rather than depth. Worth most where yield is fracture-dependent.
Yield testingR3,500 - R15,000Establishes the sustainable rate that pump selection depends on.
Pump, supplied and installedR15,000 - R45,000Greater depth means more head, which means a larger pump and heavier cable.
Storage and boosterR12,000 - R35,000Needed wherever peak demand exceeds the borehole's sustainable rate.
Typical complete projectR55,000 - R170,000+Everything above, excluding treatment, which depends entirely on the water analysis.

These are indicative ranges, not a quotation. They are compiled from published South African supplier and contractor pricing to give you a starting point for budgeting. They are not our rate card, and no figure here is a commitment.

Treat them as a broad guide only. Published borehole pricing in South Africa varies enormously - 2026 guides quote per-metre drilling rates for KwaZulu-Natal ranging from about R320/m to R1,500/m, a spread of more than four to one - because depth, geology, access, specification, distance and fuel costs all move the number. Depth in particular is not known until the hole is finished. Figures generally exclude VAT unless noted, and change over time. Only an itemised written quote against your actual site means anything.

Umhlanga Borehole FAQs

Will borehole water in Umhlanga be salty?

It depends mostly on how close you are to the sea and how hard you pump. On the Ridge, water from rock fractures is usually fresh enough for irrigation, though Karoo rock can be mineralised. In the lower village, shallow water sits above saline groundwater and can turn brackish if overpumped.

A conductivity and chloride test after drilling, and again after a dry winter, tells you whether the water still suits your plants, paving and fittings, and whether the pump rate should be turned down.

Do we need body corporate approval in an Umhlanga Ridge complex?

Almost always. Common property belongs to all owners, so the trustees or the estate association must approve the borehole, its position, who pays and how the water is shared. Many estates also have rules on contractor hours and vehicle access.

We can supply a site plan, a method statement and an indicative quote for the trustees to table at their meeting, which usually makes the approval quicker and avoids surprises later.

Is a wellpoint enough for a village garden in Umhlanga?

For lawn and beds it often is. A wellpoint driven into the dune sand near the beach can supply garden irrigation at low cost, provided the sand is not too fine and the water table holds through winter.

It will not suit heavy demand such as a large pool fill, and iron in the water can clog the screen over time, so plan on occasional flushing and a modest pump.

Does salt air affect borehole equipment in Umhlanga?

Yes, quite noticeably. Steel fittings, pump controllers and exposed cable corrode quickly within sight of the sea. We use stainless steel or plastic headworks where possible and house controls in sealed, ventilated enclosures away from direct spray.

Solar panels and inverters also need corrosion-rated mounting and regular rinsing with fresh water if they are to last in the humid coastal air. Annual servicing catches corrosion before it stops the pump.
