Borehole Drilling
Pinetown

5-Star Reviewed
Home › Areas We Cover › Pinetown

Pinetown typically sits on a mix of Natal Group sandstone and Dwyka tillite, cut by dolerite. The sandstone outcrops in the Umbilo valley at Paradise Valley, while the tillite, a hard glacial rock that weathers to clay, underlies much of the flatter ground. Which one sits under a given stand makes a real difference to drilling speed and yield.

Pinetown is a working town as much as a suburb. Factories and warehouses in the industrial areas, shops and offices in the CBD, and older family homes in Ashley, Sarnia and towards Mariannhill each bring a different water demand, and industry here already relies on groundwater. Sizing the borehole to that demand is the main design question.

What Is Under Pinetown

FormationWhere it sitsWhat it means for drilling
Dwyka Group tilliteUnder much of central Pinetown and the industrial ground, varying from stand to standDrills at a steady pace and weathers to a sticky clay cover that must be cased. Yields from tillite can be poor, so expectations need to be set realistically.
Natal Group sandstoneExposed along the Umbilo River in Paradise Valley and present under parts of the higher groundHard and slow to drill when fresh, but well-fractured sandstone often gives better and softer water than the tillite.
Dolerite intrusions and faultsLinear features crossing both units, sometimes following valleysThe fractured zones along these features are the usual drilling targets on larger commercial sites where yield matters.

What That Means for Your Borehole

  • The rock type changes across short distances so a survey on a factory site can steer the hole towards sandstone or a fault rather than tight tillite.
  • Industrial demand needs testing, not guessing because a yield test shows what a hole can sustain before a process is built around it.
  • Most homes need modest volumes which typical fractured-rock yields in this area can often support with a storage tank.

What to Watch For Here

Commercial use brings registration questions. A factory, laundry or car wash drawing water for business purposes usually falls outside the Schedule 1 allowance for reasonable domestic use. Depending on volume, registration or a water use authorisation from the Department of Water and Sanitation may be needed, so the expected daily draw should be worked out before drilling.

Tillite clay can choke a weak hole. Where tillite weathers deeply, fine clay can wash into the borehole and cloud the water. Correct casing depth, screening where needed and thorough development help, and a yield test after drilling shows whether the hole can support continuous pumping or is better suited to intermittent use with storage.

What the Water Is Used For

  • Process and wash-down water for Westmead and Pinetown factories
  • Cooling towers and boiler make-up water after suitable treatment
  • Standby supply for CBD buildings during municipal water outages
  • Garden irrigation on established family stands in Ashley and Sarnia
  • Vehicle and yard washing at transport depots near the N3

Wellpoint or Borehole?

Not usually. Pinetown is underlain by tillite and sandstone with a clayey weathered cover, and the water table is rarely shallow enough or the soil sandy enough for a driven point. Only small pockets of river sand along the Umbilo or its tributaries might allow one. For homes and businesses alike, a drilled borehole is the realistic option.

Approval and Abstraction

Pinetown falls under eThekwini Metropolitan Municipality. Municipal requirements differ across KwaZulu-Natal. eThekwini is reported to require a borehole to be registered with the municipality once drilling is complete, and its Water By-law prohibits any connection between a borehole system and the municipal supply unless backflow is prevented. Msunduzi, KwaDukuza and Umdoni set their own requirements, so confirm the current position with the municipality before the rig arrives. Separately, the National Water Act governs how much you may abstract: reasonable domestic use generally falls under Schedule 1, and in 2026 the Department of Water and Sanitation confirmed that households using borehole water for reasonable, non-commercial domestic purposes do not need to register nationally. Commercial, agricultural and larger abstraction may need registration or a water use authorisation, and draft national groundwater regulations published for comment in December 2025 may add obligations once finalised. Rules change, so confirm the current position before drilling.

Borehole Prices in This Area

Drilling is charged per metre, so depth drives the total. The ranges below are framed for local ground conditions and access.

ItemIndicative rangeWhat moves it locally
Drilling, per metreR500 - R1,200 /mFresh Natal Group sandstone and dolerite are hard and wear bits; tillite drills more steadily. The mix your hole meets decides where the rate lands.
uPVC casing, installed, per metreR400 - R700 /mCasing covers the weathered top and any clayey tillite. In hard sandstone the cased length is often short.
Mobilisation and site establishmentR2,500 - R9,000Slopes, gorge-side stands and access through older suburbs move this; a site visit settles it.
Water surveyR5,000 - R12,000Targets structure rather than depth. Worth most where yield is fracture-dependent.
Yield testingR3,500 - R15,000Establishes the sustainable rate that pump selection depends on.
Pump, supplied and installedR15,000 - R45,000Greater depth means more head, which means a larger pump and heavier cable.
Storage and boosterR12,000 - R35,000Needed wherever peak demand exceeds the borehole's sustainable rate.
Typical complete projectR60,000 - R190,000+Everything above, excluding treatment, which depends entirely on the water analysis.

These are indicative ranges, not a quotation. They are compiled from published South African supplier and contractor pricing to give you a starting point for budgeting. They are not our rate card, and no figure here is a commitment.

Treat them as a broad guide only. Published borehole pricing in South Africa varies enormously - 2026 guides quote per-metre drilling rates for KwaZulu-Natal ranging from about R320/m to R1,500/m, a spread of more than four to one - because depth, geology, access, specification, distance and fuel costs all move the number. Depth in particular is not known until the hole is finished. Figures generally exclude VAT unless noted, and change over time. Only an itemised written quote against your actual site means anything.

Pinetown Borehole FAQs

How much water can a Pinetown borehole supply a factory?

It depends on what the hole intersects. DWS mapping for Natal Group sandstone and Dwyka tillite gives a typical median of roughly 0.5 to 2 litres per second, with some holes well below that and the occasional strong one on a fault.

A proper yield test after drilling is the only reliable answer for a specific site. We size the pump and storage from that test, not from a regional average.

Does a business borehole need different plumbing?

It must be kept separate from the municipal supply. The eThekwini Water By-law prohibits connecting a borehole system to pipes carrying municipal water unless backflow is prevented, which matters on sites where both feed the same building.

The simplest arrangement is a borehole feeding its own tank and dedicated lines for process, wash-down or irrigation use. We can work with your plumber or facilities team on the layout.

Is tillite worse than sandstone for a borehole?

Often, yes. Tillite is massive and tends to hold less open fracture space, so yields are frequently lower, and its clay weathering can make water cloudy. Sandstone, when well fractured, usually gives better and softer water.

On many Pinetown stands you cannot choose the rock, but on a larger commercial or residential site a survey may find a better spot within the property, such as a fault zone or a sandstone band.

Can you drill at a home in Ashley or Sarnia?

Yes. Older residential stands in these suburbs are often a reasonable size with room for a rig, though driveways, carports and boundary walls need checking. We plan the route and drilling spot during the site visit.

Most households want garden water and backup during outages, which modest yields feeding a storage tank can usually cover. We confirm the likely setup once the hole is drilled and tested.
